Transforming a Unique Chicago High-Rise with Home Staging

Our latest project a River North corner duplex up – is a rare gem that hit the market for the first time in over 25 years! This specialty home, formed by combining two separate units, presented a unique challenge because of its size. Spanning over 3500 square feet, this 5-bedroom, 4-bathroom home provides a meticulously crafted design.
Overcoming Challenges with Creativity
As you step into the bright and spacious foyer, you’re captivated by the open floor plan adorned with contemporary finishes, creating a warm and inviting ambiance. The combined dining and living room area, complete with a gas fireplace, opens to a private balcony with breathtaking city and river views. The property required a thoughtful approach to highlight its potential. While we recommended painting and making a few updates, the seller decided to focus solely on home staging. This decision called for a strategic use of furniture and decor to enhance the space without major alterations.
Our Approach to Design
While natural light floods the space, we chose light furniture to brighten the space and complement the existing wood tones and colors. To add depth and contrast, we incorporated black accents. This balance between light and dark elements not only highlighted the architectural features of the property but also created a modern, sophisticated ambiance.
Fun Fact: Navigating Older High-Rises
Did you know that many older high-rises and elevator buildings in Chicago have very low ceilings and narrow corridors? This makes it difficult to move in today’s standard-sized furniture. It’s a nearly lost art to unassemble and reconstruct furniture just to fit it into these buildings. In fact, some homeowners still hire elevator specialists to place furniture on top of the elevator and ride up with a specialty crew.
Our Solution: Modular Sofas
When staging properties in these types of buildings, we’ve learned to use modular sofas. These versatile pieces can be adjusted to fit any room and always fit through the door. This practical solution ensures that we can bring stylish, comfortable furniture into any space, regardless of the building’s limitations. This project highlights the importance of strategic staging and the impact it can have on showcasing a property’s full potential.
