Every home is unique and brings with it an individual price point, style, and potential buyer demographic. Before selling any property, the rooms must be examined to identify any problem areas and space solutions that would hinder the buyer’s vision of the home.

That’s why we always prefer our staged homes be set at a clean slate – completely vacant of all furniture. This gives us a canvas to design each room and maximize the selling point of each space.

We then sculpt areas in the room with significant focal points and buyer walking traffic, while minimizing less desirable attributes, and enhancing show-stopping features.

As a demonstration in the live market today, here are two before and afters of beautifully vacant staged rooms we crafted for maximized results. We’ll show you how these vacant homes went from listed to sold quickly when paired with our science of design staging.

Before & After, Glen Ellyn Home Staging

This light, inviting wall of windows paired with the opposing brick fireplace gives us the framework for how to structure our living room. The concern here is how to arrange furniture on a wall full of windows without blocking the light and outside view.

For the design of this room, the furniture will need to be configured to pointed towards the main focal point, the fireplace, while maximizing the full scale of the room.

Our design arrangement for this staged space is a floating seating area at the room’s center. We can see how extra space is created around the windows and back wall to allows extra light to enter into the room freely.

Black accents are featured in this room to mirror the black geometric statement windows. The color scheme is continued throughout the room with a black leather fireside chair, thin-legged side tables, and sofa tables. Finally, black and white striped pillows and blanket pull the color into the couches for cohesion.

The final touches to the room are two oversized abstract artworks that lift eyes upwards from the low furniture setting and a heightened fig leaf plant that gives life to a blank corner.

It is important to find the main staples of the room’s frame when designing the stage of a space. We will always arrange our furniture to attract a buyer’s interest more intensely, and in this room, the way to do that was through specifically chosen, low-set furniture with clean lines and a pulled-in arrangement.

Before & After, St. Charles Home Staging

This room, though spacious, comes with a three particular items that need to be resolved before a cohesive staging design can be set.

First, floor-to-ceiling corner windows restricts furniture usage in the back righthand corner. We want the view to be unhindered and as much light to enter into the room as possible.

Secondly, a fireplace wall, while giving us an indicator of the direction our focal point, also limits the configuration of the room.

Thirdly, the open door into an adjoining room requires an open walkway directly through the left side of our designed space.

Our solution to this interior designed room has a similar theme to the staged before-and-after in the previous example.

We designed a cozy floating seating arrangement with nesting tables, accent white bucket chairs, and a plush, bright white sectional. The designed layout is centered into the middle of the room and allows space to along the outside for access to the windows, fireplace, and neighboring room.

We not only created a space that allows movement to important features of the room, we also created a pull to the buyer to enter into the inner circle of the space for relaxing and entertaining.

We were even so purposeful as to arranged the design of the adjacent room to offer an attractive welcome through the doorway to onlookers.
