“Cocoon” is a new term that is being used to describe a homeowner that is optimizing their home to fulfill their wants and needs all in one space. Especially in these stressful times, buyers are looking to create a soothing space for themselves and they’ll be looking for that in their next home purchase.
To anticipate the wants of someone touring homes here in fall 2020, we’re purposefully structuring our designs with some cozy-warm aesthetics. Our design science brings out that desire and craving to say, “Yes!” to a home listing while checking off the boxes of their “cocoon” respite list.
Here’s our insight into how we’ll create a mood of respite and relaxation within your property that brings out the imagination of the homebuyer this fall 2020.
Fall 2020 Homebuyers Want Cozy Corners
Whether it is a back corner or a transitional hallway, we are always reconsidering the spaces that commonly get overlooked. Commonly viewed as bare and stark, areas like this are full of potential for lounging and relaxation.
As a demonstration, we’ve paired two velvet chairs with smart gold trim with a plush ottoman to create a warm cozy scene. Matching glassware and a soft throw tell the buyer a story of how little luxuries in a hallway can be a real mood lifter.
Even if a homeowner doesn’t choose to remain in the space for an extended period of time, just enhancing these areas with beautiful fabrics, seating, and amenities, gives a vibe of a quiet and peaceful respite.

Fall 2020 Homebuyers Want To Taste The Outdoors
Adding touches of nature inside a property brings an instant soothing effect. For spaces in the home that don’t normally feature plants, such as the dining room, we add broad leaves to vases and sophisticated leaf patterns to artwork.
Cozy soft dining chairs around a circular table add another dimension of community and relaxation. We’ve structured this room so buyers view it as the perfect environment for computer work, remote school, and of course family gatherings.
Fall 2020 Homebuyers Want To Layer On The Textures
To create comfortable spaces for buyers to imaging cozy evenings, we focus on adding touchable elements. Here, throws and pillows adorn soft sofas and a smooth area rug gives warmth below.
Creating layers of fabric and accessories gives the room an approachable feeling. We want the homebuyer to feel as relaxed as possible, imagining themselves wrapped in a blanket, drinking hot chocolate, and reading by the fire.
Every element in the room is placed with a purpose. From matching table lighting on either side of the fireplace, to candles and home decorative signage, we’re setting a mood for warmth and refreshment.
