Here are two examples of how we’ve staged sunrooms to give extra value and sell the benefits of green space to the buyer.

Bright & Airy, St. Charles Sunroom Staging

This light and breezy sunroom is adorn with three walls of windows overlooking beautiful green space. The challenge for this environment was to give more space for entertaining.

Our staging designers selected a simple pair of soft-covered chairs with angular gold metal framing. This two-seater setting has kept the room from overcrowding and its simplicity is a perfect example of how more furniture does not always equal better! Metal is continued through to the other elements in the room with circular side tables, a reflective coffee table, and buffet table details.

I love the natural design elements of this sunroom, from the variegated slate flooring to the wood paneled ceiling. Our goal was to marry the colder stone and metal with soft touches to give the buyer a desire to entertain and live in the space.

Final artistic touches included a hand-selected white-wash artwork, soft organic carpet, and height from an extended fig leaf planter.

These purposefully designed elements allow the buyer to envision inviting a neighbor over to relax with a glass of sparkling water while breathing in the fresh air from the outdoors.

Unexpected Dining, St. Charles Sunroom Staging

Stepping in from outdoor entertaining and grilling, this sunroom will surprise you with an unexpected dining space. And that’s exactly how we wanted buyers to respond in this bonus space.

Instead of paired love seats and coffee tables, this sunroom staging features a oversized circular dining table and reinvented white threaded dining chairs.

When the weather turns slightly colder in autumn, the evening’s entertainment can move quickly from the outdoor patio to indoor dining while maintaining an open-air feel. Our designers purposely selected natural furnishings, including a light reflective table and textured organic chairs. A trio of curved vases mirror the curved beaded chandelier hanging above as an eye-catching vignette and focal point.

This is exactly how this patio should be used. Many of our design staged homes hold layouts that need to be “unlocked” by our planning and furniture resources. We know how to tell a story to the buyer to give them direction on how to live in the space.
