When it comes time to selling a property, many homeowners tend to overlook one critical area — the backyard. Often times homebuyers are looking for a backyard that can be an extension of the property’s living space. They look for a yard where you can have family barbecues, intimate dinners under the stars or even a morning cup of coffee.
Whether you have acres of property or just a balcony, it’s important to set the scene and showcase the possibilities for potential buyers. This is especially true over the summer months, we want buyers to see how they can utilize this space to benefit their “new” lifestyle. Here are four tips on how to stage a backyard you can start this weekend to get your property ready for an open house.
Clean Exterior Surfaces
A lot of dust, dirt and grime can accumulate on your property’s exterior, so schedule some time to pressure wash the siding, concrete, vinyl fences, and decking. Surfaces like these have lost their luster over time and a proper cleaning is in order to make the exterior shine again. A pressure washer can be powerful enough to remove paint, so be careful and only use it on surfaces that can withstand the power.
Maintain Landscaping
Your property’s landscaping can easily tell buyers if you’re a homeowner who maintains their property or not. Cut back overgrown shrubs and remove dead debris in your backyard. We want to use a variety of plant heights to frame out the exterior of your home. Highlight flowerbeds with colorful plants and mulch to beautify this extension of the property.
Add Potted Flowers
Welcome buyers with colorful flowers or topiaries near the patio or deck to add some life to these structures. Try to have at least two matching planters on either side of the area to create a cohesive look.
Bring the Indoors Outside
Buyers want to see the comfort of indoor luxuries outside. You can easily accomplish this by arranging the yard to set up areas for different uses. For instance, use a dining table to create an eating area or have a highlight a seating area to spark conversations. Remember to strategically place the furnishing around the yard paying close attention to what it surrounds and how it can enhance the overall space. If the yard or patio seems too cluttered, remove some of the pieces so there is enough room to walk around them.
