It’s not unusual to hear that price is king when it comes to selling a home. While no competent home stager would advise that the home be over priced, many of us in the industry would argue that staging and presentation is actually just as important price. Don’t believe it? Let’s compare these two properties.

Consider which of these properties you would rather list, or show to buyers. Then decide if a buyer would likely want to see both of these homes if they ran across them in MLS, or only one of them. Finally, consider whether or not you would list at the same price, or recommend the same purchase price to a buyer.

As I’m sure you’ve already guessed, these are the same home. Do you still believe that price is the answer to selling? No one could argue that any home will sell at the right price. Too often sellers give away large chunks of equity because they don’t understand (and aren’t educated) about the importance of how the home shows when it is for sale.
