[Before + After] Can Paint Really Make a Difference in a Hinsdale Home for Sale?

This den is part of a 5500 square foot home in Hinsdale we recently staged and sold at Chicagoland Home Staging. Listed at nearly $1.6 million dollars, our company knew the vacant space could benefit from strategically placed furnishings and accessories, but the property also needed a few updates.

The four bedroom, five bath home built in 1999, was showing its age cosmetically. Many buyers passed on this beauty while on the market, until our home stagers requested to update the property with furniture, paint and stain. Here’s a tip: look to see what is trending now not only in magazines, but inside the neighborhood homes that recently sold at top dollar. Ideally, that’s what other home buyers in the area will be looking for, as well.

The Den

Proof that these homeowners had to take on these updates seemed evident when the property lacked buyer interest. The National Association of Realtors (NAR) survey found that the longer homes stay on the market, the further their price drops. While the detailed woodwork inside the property add personality to each space, the den was overwhelmed with red oak.

This is a picture of the den (opposite wall) before we painted the walls, trim and shelfs a soft gray and stained the floor a dark walnut. The transformation (shown in image above) instantly made the room look bigger, more uniformed and sophisticated.

Family Room

There was a similar plan executed in the family room. Rather than leave the oak molding, cabinet and floors a cherry, maple hue we again used the cost-effective, simple home improvement projects of paint and stain to transform the room.

Our company extended the dark walnut stain into the family room to match the large mantel over the fireplace. The molding and trim was painted white that now pops off of freshly painted neutral walls in the space.

We also updated the lighting with mirrored spheres above the mantel and used a symmetrical furniture arrangement to highlight the main focal point in this room, which is the fireplace.
