[Before + After] A Traditional Hinsdale Home Gets a Makeover
When it comes to property presentation, Chicagoland Home Staging is ready to impress any buyer that walks through your front door. Our team recently had the opportunity to stage a property on South Monroe Street in Hinsdale — after this house kept going under contract, only to result in dead deals days later.
Potential buyers often look at three things when it comes to buying a home it’s location, price and the way the home is presented. Now, this 6000 square foot property is just steps from the town’s train, schools and Robbins Park. This home was also priced inline with its competition, so the real estate agent knew it was the property’s presentation holding up the sale, and home staging would attract the right offer to get to the closing table.
Staging a Living Room
This property has a well-designed floor plan that flows effortlessly from the living room to the dining and kitchen area. Prior to staging these rooms had a hodgepodge of furnishings leaving the space feeling smaller and undefined.
Our team decided to remove the TV (which could be watched in the family room) and replace it with a neutral piece of artwork that blended into the background. A white sophisticated sofa with matching club chairs superseded the bold-colored furniture to mimic the home’s architectural style. We also brought in a new rug, coffee table, side tables and removed the heavy wooden chest for an airy metal console table near the stairs.
Staging a Sitting Area
This area off of the living room is an added bonus where the home seller currently had a large, black piano taking up much of the room’s square footage. Once we removed the piano to our surprise we realized there was a door hiding behind those curtains. Our team flip flopped the color scheme from the living room by choosing gray accent chairs to create a cozy seating area, making it easy to access the door. If you notice we left the home seller’s curtains intact and reused their white cowhide rug.
Staging a Main Wall
This wall between the dining area and kitchen needs to create a seamless transition from each room in this open floor plan. By replacing the mirrored credenza, our team took a cue from the kitchen island and used a dark brown wooden one to extend the kitchen feel. It was a perfect anchor to this square piece of artwork that resembles the rug in the living room. Do you see how each room can stand on its own, while creating one cohesive look?
Staging a Bedroom
Now this luxe owner’s suite with dual walk-in closets and bath needed some tender loving care. Prior to staging this space felt dated, cluttered and lacked the feeling of “hotel-retreat.” Our team utilized a geometric rug in white and gray to give the eye a break from all the wood. By replacing the dresser with a smaller console table, we centered an upholstered tufted headboard on the wall and used white crisp linens to make the bed stand out. Room service anyone?
